M20 is made up of 140 studios and 210 student rooms with shared facilities. There are also several meeting spaces for the residents, a winter garden, and a laundromat. The first tenants received their keys on 1 October.
A new feature in this building is that every room has a private bathroom, caretaker Jan-Pieter Megens states during a tour of the building. ‘This is a new concept for Idealis. There is a shared kitchen for students wishing to socialise, but each tenant has a private lavatory and shower.’ The rooms are eighteen square metres, while the studios, which have a private kitchen, are 24 m2. Thermal storage is used for heating and cooling, and solar panels on the roof supply the required electricity.
During the tour, several tenants were busy moving in. One kitchen is still empty, while another has already been furnished with couches, tables, chairs and a game cupboard by the new residents. ‘You can see the empty space gradually transform into a real kitchen’, Megens says.
Price tag
Rent for the studios is set at an average of 650 euros, to which 170 euros in service charge is added. Studio tenants of 23 years and older can apply for a rent subsidy, which is between 250 and 350 a month. Hence, the net sum is between 470 and 570 euros for tenants over 23.
A sum of 421 euros is charged for the rooms with a shared kitchen, with an added 159 euros in service charge, resulting in a total of approximately 580 per month. Tenants renting rooms with a shared kitchen do not qualify for rent subsidies.
